Santa Rosa Beach is the address on more 30A rental listings than any other, and it is also the least uniform. One booking takes us to a 1990s ranch house on a half-acre north of US-98 with a screened porch and a carport; the next is a six-bedroom new build off Eastern Lake with an outdoor kitchen already plumbed for gas. That range is why we ask two questions when a Santa Rosa Beach booking comes in that we do not ask anywhere else: which side of 98 are you on, and is your cooking surface covered or open. The answers change what we load into the van. Because the town stretches roughly eleven miles east to west, it is also the one place on 30A where we will occasionally split a Saturday between two houses — so the earlier you lock a Friday or Saturday date in peak season, the better your window looks.

Where we set up in Santa Rosa Beach

We need a flat, uncovered surface about six feet by four feet with three feet of clear space on the cooking side. In Santa Rosa Beach that is usually a rear deck, a pool surround or a driveway apron. The bay-side houses off 393 and Hogtown Bayou almost always have the easiest setup: wide concrete drives and open back yards. Gulf-side houses closer to 30A trade that for tighter lots, and on several streets the only viable flat surface is the front drive, which works fine — we simply set up facing the house so guests eat on the porch. We cannot cook under a screened lanai, inside a garage, or beneath a low soffit, and we will not set up on a wood surface without a heat mat, which we bring.

Getting to you

Most Santa Rosa Beach houses are a straight shot for us off US-98 or County 393, and we plan to arrive 45 minutes before your seating time to unload and pre-heat. Streets south of 30A near Eastern Lake and Old Beach Road are narrow with no shoulder, so we ask for a driveway space to be kept clear rather than a street park. If your house is in a gated community off 98, send the gate code with your booking confirmation — a chef sitting at a call box with a hot grill in the van is how a 7pm seating becomes a 7:30 seating.

Bachelorette and birthday parties in Santa Rosa Beach

Santa Rosa Beach draws the big-house bachelorette groups — ten to sixteen women in one rental, usually with a Friday night that has to happen at the house because nobody wants to arrange rides. That is the booking we do most here. We build the evening around the group: the knife work and the onion volcano land at the table rather than on a stage, we time the first course for when everyone is finally out of the shower, and we plate for photos because we know they are coming. Milestone birthdays are the other half of the calendar, particularly multi-generational ones where a bay-side house lets grandparents sit down while kids stand at the grill rail. Both work here for the same reason: the houses are big enough that dinner does not have to be a logistics problem.

Not under the screen. We need open sky above the grill. In that case we set up on the driveway or pool surround and guests eat on the porch — it works, and we do it most weeks.

How far ahead should I book a Saturday in Santa Rosa Beach?

For June through early August, four to six weeks. Santa Rosa Beach has the most rental inventory on 30A, so peak Fridays and Saturdays here fill before anywhere else.
